We recently completed a stunning single storey bathroom extension for a new build house in Brockagh, County Tyrone. The project required careful design and execution to create an extension that blends seamlessly with the existing property whilst providing a spacious, light-filled bathroom space.
Our client approached us after realising their original bathroom layout wouldn't provide the space and functionality they wanted for their family home. We discussed their requirements in detail, understanding that the extension needed to look like an integral part of the original property, rather than an obvious addition. This meant paying close attention to materials, finishes and architectural details throughout the project.
We designed a single storey extension that would house a generous bathroom whilst maintaining the property's aesthetic appearance. The flat roof design was chosen for both practical and visual reasons, creating a contemporary look that complements the main building's architecture.
One of the key features of our design was the incorporation of two large sash windows. These weren't just about aesthetics; they were carefully positioned to flood the bathroom with natural light.
Large windows in bathrooms can transform them from purely functional spaces into relaxing, spa-like environments. The positioning of these windows also needed to consider the views from inside and the external appearance of the extension.
Achieving a seamless blend between the extension and the existing building required meticulous attention to material selection. We focused particularly on the window surrounds, sourcing stone jambs, lintels and sills that would match the existing windows perfectly.
We worked with local suppliers to find materials that matched not just in colour but also in texture and weathering characteristics. Using locally sourced stone meant we could inspect materials personally before purchase, making sure they would integrate flawlessly with the rest of the property.
The stone jambs frame the windows beautifully, providing structural support whilst adding architectural character. The stone lintels above each window create visual weight and traditional appeal, whilst the stone sills complete the look with their subtle detailing.
Small details make the difference between an extension that looks added on and one that appears to have always been part of the building. By taking the time to source matching stone elements, we created an extension that could easily be mistaken for part of the original building’s construction.
The colour and finish of the render also needed careful consideration. We matched it precisely to the existing external walls, making sure there would be no visible difference between old and new sections once the work was complete.
Before any visible construction could begin, we needed to establish solid foundations for the extension. We excavated the site carefully, taking into account the proximity to the existing building and making sure we didn't compromise its structural integrity.
We installed foundations that comply fully with current building regulations, creating a stable base that would support the new structure for decades to come. The groundworks phase also involved careful consideration of ground levels and drainage, making sure water would flow away from both the extension and the main house.
With the foundations in place, we installed all the necessary drainage and plumbing infrastructure. This stage is crucial because once the extension is built, accessing these services becomes much more difficult and expensive.
We laid drainage pipes that connect the new bathroom to the main sewage system, making sure all falls and connections were correct. We also installed water supply pipes, positioning them precisely where the bathroom fixtures would eventually sit.
All our plumbing work complies with current regulations and was carried out by qualified professionals. We pressure-tested all pipework before covering it, ensuring there would be no leaks once the bathroom was in use.
With all the underground services in place, we constructed the extension's walls and roof structure. We built the walls using blockwork that matches the construction method of the main house, providing excellent thermal performance and strength.
The flat roof required specialist construction techniques to achieve proper waterproofing and insulation. We installed a high-performance roofing membrane that would provide decades of weatherproof protection, along with insulation that adheres to current building regulations.
The installation of the two large sash windows was a critical stage. These windows needed to be positioned precisely within their openings, with the stone jambs, lintels and sills all carefully fitted around them.
We installed the windows using proper sealing and weatherproofing techniques, guaranteeing they would be draught-free and watertight. The sash mechanism was adjusted carefully so the windows operate smoothly whilst maintaining a good seal when closed.
The finished windows look magnificent. Their size and traditional styling create a feature that enhances both the interior bathroom space and the external appearance of the property.
We applied render to the external walls, matching the colour and texture of the existing building perfectly. The render was applied in multiple coats, building up to a durable, weather-resistant finish that will protect the extension for many years.
The joining section between the extension and the main house received particular attention. We made sure the render blended seamlessly, with no visible line marking where old meets new. This attention to detail is what makes the extension look like an original part of the building.
With the structure complete and all services installed, the extension is now ready for the bathroom suite to be fitted. We've created a blank canvas that provides everything needed for a luxurious, functional bathroom.
The spacious interior, flooded with natural light from the two large windows, provides an excellent space for bathroom fittings. The groundworks, plumbing and electrical installations are all in place, ready to be connected to the chosen fixtures.
Our client now has a bathroom extension that looks like it was always part of their home's design. The combination of thoughtful design, quality materials and skilled craftsmanship has delivered a space that will serve their family for many years.
